A construction business owner decided to launch his first residential development project. The goal: acquire land, obtain a building permit, and build a housing estate of single-family homes. A conversation with his bank — which held the construction company’s account — ended quickly with a rejection: “We don’t offer financing for such projects.” Following a recommendation from a business partner, the entrepreneur reached out to Credit Partners.

We advised the client to establish a special purpose vehicle (SPV), allowing a clear separation between the construction business and the development project — in a format banks understand and expect.

We helped secure the necessary equity contribution, enabling the client to purchase and register the plot in a bank-compliant manner, and to finance design work required to obtain the building permit.

Our team prepared the full documentation required under the Polish Development Act — including the information prospectus, a schedule for escrow accounts, and coordination with a notary to draft the developer agreement.

We also developed a business plan, detailed project budget, and financial forecasts, covering not only construction costs, but also marketing, sales, and project management expenses — all eligible for bank financing.

Once ready, we secured a credit decision and supported the client through to the financing disbursement.

Throughout the entire project, we assisted with credit monitoring documentation, drawdown procedures, and the release of funds from escrow accounts.
